Accounting and SAT
Sayulita Consultores offers general accounting, tax planning and defense, auditing, foreign investment registration (RNIE), notary procedures, property management, US tax service, and immigration procedures. We serve individuals, companies, and foreigners in Puerto Vallarta and Banderas Bay in Spanish and English.
Individuals and corporations file provisional returns on a monthly basis (usually on the 17th of the following month) and an annual return: corporations in March and individuals in April of each year. The exact dates depend on your tax regime. We manage this control for you so you never miss a deadline.
Yes. Although some regimes like RESICO simplify compliance, it is still necessary to issue invoices correctly, file returns, and apply deductions. An accountant helps you pay what is fair, avoid SAT fines, and take advantage of available tax benefits for your situation.
Taxes and Tax Regime
It depends on your income, the type of activity, and your future plans. As a general rule, an individual is convenient when income is moderate and the operation is simple; a corporation (company) is convenient when there are partners, high income, a need to deduct more expenses, or to protect personal assets. At Sayulita Consultores, we analyze your case before recommending a structure.
RESICO (Simplified Trust Regime) is a tax regime with reduced income tax (ISR) rates for individuals with income up to a certain annual limit. It can be very convenient due to its low rates, but it has specific rules regarding deductions and invoicing. We help you evaluate if you qualify and if it truly benefits you compared to other regimes.
The cost depends on the type of service, the tax regime, and the volume of operations of each client. At Sayulita Consultores, we don't use generic packages: we put together a tailored proposal after understanding your situation. The first consultation to evaluate your needs has no cost.
Foreigners and Investment
Yes. Foreigners can acquire properties in Mexico. Within the restricted zone (50 km from the coast, like Puerto Vallarta), the purchase is made through a bank trust (fideicomiso) or through a Mexican company. We advise you on which option has the least tax impact and accompany you throughout the process.
A restricted zone trust is a contract through which a Mexican bank holds the property title while you, as the beneficiary, have all the rights to use, rent, sell, and inherit. It is the legal mechanism that allows foreigners to own property near the coast in Mexico. We manage its accounting and tax obligations.
If you are a tax resident in Mexico or generate income in the country (for example, by renting a property), you do have tax obligations with the SAT. Additionally, US citizens must continue filing with the IRS. At Sayulita Consultores, we handle both sides thanks to our experience with the tax systems of Mexico and the United States.
The RNIE (National Foreign Investment Registry) is a mandatory registry with the Secretariat of Economy for Mexican companies with foreign capital participation. If your company has foreign partners or capital, it must register and submit periodic notices. Failure to comply can result in fines. We handle this registration and its updates.
Procedures and Immigration
The most common options are Temporary Residency (from 1 to 4 years, ideal for a prolonged stay or to work) and Permanent Residency (for those who wish to settle indefinitely or retire). Requirements include proving economic solvency. We advise you on which suits you best and manage the process with the INM.
